Lindo Channel housing development gets Planning Commission OK

The Chico Planning Commission voted Thursday recommend plans for a new housing development along Lindo Channel in the eastern part of the city.

The Estates at Lindo Channel consists of one-story homes that are set to be closer together than city regulation allows, with narrow property lines. 

The area also needs to have its property lines redrawn so they don't interfere with pre-existing developments.

The developer is also seeking a permit to begin construction on the houses.

The lot for the houses was previously an orchard with a total of 76 trees, 55 of which will be removed. The commission is requiring that at least 20 trees need to be saved during the construction.

The placement of a fire lane to allow emergency vehicles access to the cul-de-sac drew the most comments on the plan at Thursdays meeting, with seven people voicing their concerns. 

“The fire lane is a concern for me on two levels. First, the placement of it is on the west side where all of the traffic comes in. Second is the limited access to the channel it allows,” resident Martha Wilson said. 

After reviewing the concerns regarding traffic, the commission proposed moving the fire lane to the other side of the cul-de-sac.

Original concerns about placement of a mailbox near the entrance of the development and the possibility of homeless people populating the channel were solved at the meeting.

The estates moved the mailbox to the back of the cul-de-sac and stated that the estates would be fenced, eliminating the threat of homeless people camping out in the surrounding area. 

The commission granted permission to build the estates in a 5-2 vote, so long as they follow the conditions pertaining to the trees and the fire lane.
